Rice Branch Due Diligence

The Rice Branch property is a +/- 180-acre property that the client was considering for a family compound and possible conservation easement. Equinox performed a natural resource inventory, site analysis, and suitability analysis. Conducting a natural resource inventory helps the client understand the natural communities and conservation values of the property they own or are seeking to own. In this case, the client purchased the parcel which was determined to have good conservation value because of several species of interest and habitats that are important to preserving biodiversity. This information supported their desire to place some of their land into a conservation easement. The suitability analysis identified opportunities for agriculture, drive access, trails, creek access, overlooks, camping locations, and meadows as well as appropriate places for a building envelope.
